Slipway 12 is a 4-bedroom, 2-bathroom end-of-row cottage on Rock Road in Rock village, sleeping 8. It sits roughly 300 metres from Rock's sheltered sandy beach and includes accessible features suited to guests with reduced mobility.

As the end property in the row, Slipway 12 has additional space: a separate snug room, a balcony for morning coffee or evening drinks, and a private garden. The reverse-level layout puts main living space on the upper floor with views over the area. The equipment covers the essentials - wifi, parking, dishwasher, and washing machine are all included.

Daymer Bay, the National Trust beach at the mouth of the Camel Estuary, is 2km away - safe for families and calm enough for paddleboards. Polzeath surf beach lies 3.6km north. The seasonal water taxi to Padstow crosses the estuary in a few minutes, giving quick access to the town's fish restaurants and market without driving.

Rock also sits at the start of the Camel Trail, which runs 18km along the estuary to Bodmin through largely flat countryside - rentable bikes are available at Wadebridge.

Works for two families or larger groups who want a well-equipped North Cornwall base with accessible ground-floor entry and multiple beaches in range. Thursday changeover, no pets.
