A four-bedroom mews house in Newquay split across four floors, sleeping eight. The third and fourth floors have sea-view balconies, with the open-plan kitchen and dining room sitting up on the third to make the most of the light. Tolcarne Beach is 200m down the path.

Bedrooms are split across the lower floors: a king-size en-suite alongside three doubles served by two family bathrooms. The vertical layout is the trade-off here - eight people, four floors, plenty of stairs - so it suits two families or a multi-generational group who want their own levels rather than one big party shoulder-to-shoulder. Wi-Fi, dishwasher, washing machine, off-street parking, and a small garden round out the spec.

Tolcarne is the home beach: sheltered, popular with bodyboarders, with a beachfront cafe-bar in season. Great Western Beach is 600m further along the coast and Towan Beach with its iconic suspension-bridge house is 1.1km. Fistral Beach and Newquay's harbour and restaurants are all under 10 minutes by car. At GBP 699/week (sleeps 8) that's GBP 12.50 per person per night in shoulder season.

Best for two families or larger groups wanting a sea-view base seconds from a sheltered beach. Less good for anyone with mobility issues - the four-floor layout means stairs are unavoidable.
