The south-facing garden has a barbecue and enough space for outdoor eating. Wi-Fi and washing machine are included. There is no dishwasher. The kitchen is well equipped for self-catering, with full hob, oven, and fridge-freezer.

Porthpean Beach, a sheltered south-facing sandy cove, is 4.2km away. Charlestown harbour - a Georgian working port used as a film set, with its fleet of traditional tall ships - is 4.6km. Carlyon Bay, a longer sandy beach with watersports facilities, is around 5km. St Austell itself has a main-line railway station with direct trains to London Paddington.

The Eden Project biomes are within about 10 minutes by car. The Lost Gardens of Heligan and Mevagissey's fishing harbour are accessible within 15 minutes. Fowey, known for its independent restaurants and river estuary, is around 20 minutes east.

This works well for families or small groups wanting a quiet base with easy access to mid-Cornwall's main attractions. Not great for those wanting to walk to a beach or who need evening entertainment within walking distance. Changeover is Friday.
