The property is fully accessible throughout with level access from the car to the front door and no steps inside - one of a small number of genuinely accessible options in the village. Polzeath Beach is 500m on foot, a wide Atlantic-facing sand beach with consistent surf, a surf school operating May to September, and seasonal lifeguard cover. Greenaway Beach is 800m, a smaller and quieter cove used mainly by locals. Daymer Bay is 1.3km south around the headland, sheltered and flat - better for paddleboarding and swimming than surfing. The coast path north from Polzeath runs along the cliff edge towards Pentire Point and the Rumps.

WiFi, dishwasher, and washing machine are provided. The village has a co-op, a surf hire shop, several cafes, and a pub within 500m. Rock is accessible across the estuary by a short drive via Wadebridge. Friday changeover, which differs from the Saturday norm in the village.
