The distance to the sea is genuine - Praa Sands is 500m from the front door. Praa Sands is a wide, flat sandy beach running for about a mile between two headlands. It faces southwest, picks up Atlantic swell in autumn and winter, and is popular with surfers as well as families in summer. The car park at the beach end fills up in peak weeks, so being within walking distance matters here.

Rinsey Cove is 0.9 miles, a smaller, rockier inlet below the ruins of Wheal Prosper engine house, a National Trust landmark. Prussia Cove is 1.6 miles east, a series of rocky coves that were historically used by smugglers and now attract wild swimmers.

The wider west Cornwall coastline extends from here toward the Lizard in one direction and toward Penzance in the other. Porthleven is a working harbour with several well-regarded restaurants serving local fish. Helston is a short drive north, with the spring Flora Day parade in May that closes the streets to traffic for the day.

Right for groups of 6-8 who want direct beach access at Praa Sands without driving, plus enough space to spread out over 4 bedrooms. Works for multigenerational families. Not great for anyone expecting sea views - this is a residential lane rather than a clifftop position.
